As a Buyer Agent I do not charge you, the Buyer, any fees for providing you with all the services as-sociated with the successful search and purchase of a new home. The builder or seller on any home that you purchase or build will pay my professional fee for all the services you received.
However, the way I stay in business is to be compensated for our time, services, expertise, research, knowledge and efforts. After meeting with me two times to view properties, and after you have had an opportunity to assess my strengths and weaknesses, and if you have determined that we are a good match and could have fun working on this project together, I‘d appreciate a commitment from you to match my commitment to you wherein I promise to provide you with the utmost good faith, loyalty, fidelity and unsurpassed service.
Melanie will provide you with the following services:
1. I will arrange a free, no-obligation pre-qualification meeting for you with a foremost home lender to find out now exactly how much you qualify to borrow.
2. I will search the Denver Association of Realtors Multiple Listing Computers for all homes listed by all real estate companies to make sure you know immediately about every home or building site for sale in your price range. If you want to build a new home, we'll find the builder who will build you the most house for the best price.
3. I will arrange private showings for any and all homes you wish to see or arrange meetings for you with the best homebuilders in the area.
4. I will help you with the negotiation and purchase of any "for-sale-by-owner" home if that is what you want.
5. When you find the right home or builder, I will assist you with preparing an offer that is in your best interests.
6. We'll discuss strategy about the offer price, home loan terms, interest rates, possession date.
7. I will recommend the best services: structural inspections, radon inspections, survey, appraisal, home warranty, title insurance.
8. I will obtain answers to any and all questions you may have.

You agree to:
1. Sign and execute an Exclusive Right to Buy Contract (Buyer Agency) with a 3 month term.
2. Immediately seek pre-approval from a home lender if your pre-qualification meeting goes well.
3. Notify Melanie of any listed homes you wish to inspect or builders you wish to interview.
4. Inform builders, For-Sale-By-Owners and all other real estate agents that "you are working with Melanie Blaisdell of RE/MAX Professionals, Inc."
5. Make any offer on any home, whether resale or new-built, through Melanie.
10. I will do my very best to ensure you receive exceptional service from everyone involved with your home purchase.
You agree to:
